Two Markets, Twelve Minutes Apart

Pleasanton and Livermore are twelve minutes apart. Lately, they act like different markets entirely.

Redfin’s latest numbers show why: since ChatGPT launched, Bay Area luxury home prices are up 13.4%. The tier just below luxury is up 6.3%. The most affordable homes are down nearly 4%. Same two years, three different directions — a “K-shaped” market, and I’m seeing it firsthand.

Why luxury is running hot: AI compensation now regularly hits $500K–$1M+, and that money is moving to Pleasanton, San Ramon, and Dublin for the schools, space, and commute. I’m seeing more all-cash offers and less price sensitivity than I have in years — for these buyers, fit matters more than price.

Why entry-level is squeezed: Rates, insurance costs, and a shrinking supply under $1.2M are already tight. Add AI-driven layoffs pulling some buyers out of the pool entirely, and Livermore is absorbing most of what’s left — not because it’s falling behind, but because it’s the one market still functioning the way entry-level used to everywhere.

Where that leaves you:

  • Selling above $2M — you’re in the strongest position, but presentation still decides which $3M home sells.
  • Selling $900K–$1.2M — pricing precision matters more here than anywhere else right now.
  • Buying entry-level — Livermore is your best leverage today.
  • Buying and moving up — you’re selling into strength and buying into room to breathe.

Markets like this shift. If you’re deciding in the next few months, it helps to know which side you’re on — happy to talk through your specific situation.
